As two seasoned real estate investors, we came to Medellin to see if we wanted to consider living and investing here. After a brief period of time the decision to live here was an easy one. Investing here proved to be more arduous.

1) There is no MLS type of service in Medellin nor can you find comparables on properties that have recently sold;

2) Having to deal in a foreign language in both local colloquiums, legal and real estate terms made purchasing property that much more difficult;

3) When the seller or local Paisa realtors saw gringos, the asking prices suddenly became inflated. (we actually caught a local realtor adding on $50,000 to the listed price of a property).

4) Understanding Colombian Real Estate laws, closing processes and bank transfer processes was difficult because no two realtors ever gave us the same answers.

We knew there had to be a better way to approach this effort and enlisted the services of a local American owned real estate firm.

We closed on our first penthouse within the next 30-45 days.

There are some beautiful homes, condos, penthouses and fincas available in Medellin and surrounding State of Antioquia. Some can be very expensive but there are also many good buys. Property has been increasing rapidly in the past three years and rental properties are providing nice returns. There is a building boom underway with more high rise buildings under construction than New York, Philadelphia and Los Angeles combined. We think we may be in the right place at the right time....for a change!
